OUR FEE SCHEDULES

Our Fee schedule is customized to Owner Needs and Preferences

As with all leases using a Realtor, the first month of rent paid on a new lease is paid as Realtor commissions.
All Security Deposits paid by Tenants are held in a special Izon Property Management Broker Escrow Account and at the end of the lease, as Property Manager, we are responsible for assessing the property for any damages more than normal wear and tear, in compliance with the Texas Property Code, and for reconciliation and return of any amounts due tenant within 30 days of move-out. Upon renewal of a current tenant lease, 25% of the first month rent paid after renewal date goes to property management as a renewal fee. 

Our services include rent collections, financial tracking, and Owner direct pay. End of year 1099 and P&L provided to Owners for tax purposes. We can also log expenses for Owners that provide copies of direct paid repair receipts, this information will be included on the end of year P&L report. 

All Fee Plan Services include Owner representation as leasing agent, MLS Rental Property Listing, online application
portal for prospective tenants and complete rental history, income verification and background checks on all lease
residents age 18 and older. We will also complete all leasing contracts.

Fee Schedule

Our fees to Owners are a percentage of rents collected and owners with multiple properties under management are offered a discounted rate:
Single Property fee = 10% of rents collected during the term of the lease and $100. monthly flat fee if property is vacant more than 30 days between tenants
Multiple (2) Properties fee = 8% of rents collected during the term of the lease and $100 monthly flat fee if property is vacant more than 30 days between tenants
Multiple (3) or more properties fee = 6% of rents collected during the term of the lease and $100. monthly flat fee if property is vacant more than 30 days between tenants
This choice gives Property Owners the option to handle all tenant requested repairs – for these Owners, Tenants call the Owner direct as needed during the term of the lease. 5% of Rents during the term of the lease and $100 monthly flat fee if property is vacant more than 30 days between tenants. Owner holds the security deposit and at the end of the lease, will be responsible for evaluating the property for tenant incurred damages and reconciliation/return of the security deposit to tenant. Owner will work directly with tenants to coordinate all repairs & maintenance. Listing & Leasing services by PM with Tenant Application verification and Lease document preparation included. All Fee Plans include Landlord representation in the leasing process. We list the properties in MLS and provide prospective tenants access to online application. Once we receive application, full credit, background, and Criminal History (including sexual offender) reports are ran. Previous rental history and proof of income are verified as well. We will complete the leasing contract and addenda needed using TREC forms.
